Steps to the Home or Property Selling Process
1: Meet with Vinny
This is maybe one of the most important steps in the entire process. We will sit down, discuss your real estate needs, and create a plan that best fits your needs and your situation. Selling a home can be something that
has been planned for quite some time, or something that came to you as a surprise! Either way, we will plan the best route to take with a goal of getting the best price and terms for your home.
2: Property Evaluation Meeting
I will come to your home, and essentially act as if I were a buyer, and you would give me a “showing”! I need to get a sense of the property, I will ask questions like, “How old is the roof?”, and go over the characteristics of your home. With this information, I will be able to perform a comparable market analysis, and I can estimate the value of your home based on the sold prices of similar homes in your neighborhood. We will also take a look at any property that is currently listed that is similar to your home. We need to scope out the competition! I provide a price range, and let you choose the listing price!
3: Pre-Listing Work
Prior to listing, we may have some light jobs to complete prior to going “live”. This may include cleaning the house up a bit, removing any personal photos or items from around the house, gardening or landscaping work, etc. We will discuss what may be worth fixing or improving prior to listing vs letting the next owner take on the project. I always hire the best photographer in the area to shoot still-shot photos, customized videos, floor plans, 3D virtual tours, and drone work! We will make sure the home looks as best as possible.
There will be documents and disclosures for us to review and sign, in addition to discussing showing procedures while we are actively listed.
4: We're "Live"
Once I hit the big scary red button in my office (I wish said button existed), your listing is “live”. This is when I formally input everything into the MLS, which sends all information to Zillow and those third party sites we all use. During this time, I will manage all showings, and communicate activity to you directly.
5: Accept and Offer
Once a buyer presents an offer to us, sometimes the terms and price are great! Sometimes, we may need to negotiate a bit. Either way, we will work towards accepting an offer that works best for you. In this market, it isn’t too uncommon to receive multiple offers! This is where carefully planning in the early stages are important, and pricing is key!
6: Clear Contingencies
You likely will have an ‘Attorney Approval’ period, and this will be the first contingency to clear. Your selected attorney will have three business days to review the contract, and answer any questions you may have
regarding the closing process. After this, typically, the buyers will perform a home inspection, and we will wait for their financing contingencies to clear. All important steps along the way!
7: Close!
Once we clear contingencies, your attorney will be able to schedule our closing. Typically a day prior, the buyers will perform our final walkthrough of the home to confirm everything is as it should be, and all mechanicals/appliances are working. Closing dates are estimated at the time of going under contract, you will get a firm date usually 1-2 weeks prior to closing.
